Henry J. Craycroft to Christopher O'Brian - 1 Acre

After John H. Baker & wife transferred ownership of the forge tract to Charles Quirey and James E. Tyler in 1845, Quirey and Tyler sold about 3 acres of it that adjoined Shepherdsville on the west and next to the graveyard to George W. Miles. Miles sold the acre closest to town to John B. Shepherd in 1849. Following Shepherd's death, the tract was deeded by his heirs, via a court suit, to Lorenzo Hogland. Hogland then sold the acre to Henry J. Craycroft in December 1852. Craycroft then sold it to Christopher O'Brian in November 1853, as shown below. O'Brian's heirs sold the lot to E. H. McCormick in 1864.

This indenture made and entered into this the 26th day of November 1853 by and between Henry J. Craycroft of the city of Louisville, county of Jefferson, and state of Kentucky of the first part and Christopher O'Brian of Bullitt County and state aforesaid of the second part.

Witnesseth that the said party of the first part for and in consideration of the sum of $250 paid and secured to be paid as follows: $83.33 in hand paid, and tow promissory notes of said O'Brian for $83.33 each payable in one and two years after date with interest from date, and a lien is hereby retained to secure the payments of said notes, the receipt whereof is hereby acknowledged, hath bargained and sold, and by these presents do grant, bargain, sell, alien, release enfeoff, convey and confirm unto the said party of the second part, and to his heirs and assigns a certain tract or parcel of land with all the appurtenances lying and being in the county of Bullitt and state of Kentucky containing one acre more or less, being the same house and lot conveyed to me by L. Hogland, and by him bought under a decree of the Bullitt Circuit Court, and being the same premises now occupied by Loyd B. M. Friddle, and all the estate, right, title, claim, interest and fee of him the said party of the first part of, in and to the same.

To have and to hold the said tract or parcel of land with the appurtenances unto the said party of the second part and to his heirs and assigns to their only proper use, benefit and behoof forever.

And the said party of the first part covenants and agrees with the said party of the second part and with his heirs and assigns that he will and that his heirs, executors and administrators shall warrant and forever defend the said tract or parcel of land with all the appurtenances unto the said party and to his heirs and assigns against the claims of all persons whatsoever lawfully claiming or to claim the same. In witness whereof the said party of the first part hereto set his hand and seal on the day and date first before written. (signed) H. J. Craycroft.

State of Kentucky, Bullitt County, Sct.I Robert F. Samuels, clerk of the county court for said county do certify that on the 19th of December 1853 this deed from Henry J. Craycroft to Christopher O'Brian was produced to me in my office and acknowledged bysaid Craycroft to be his act and deed.
