William Congrove to Ambrose Ratliff - Shepherdsville Lot 52 & Parts of 67-68

Shepherdsville lot 52 (new plan) was first sold to William Graham on 1 Apr 1814, a lot he apparently already lived on. A month later he sold it to John W. Beckwith and William F. Smith. Then on 10 Sep 1814, Smith deeded his share to Beckwith. On 29 Jan 1827, in exchange for their assuming his debt, Beckwith deeded both a 500 acre tract north of Shepherdsville and lot 52 in Shepherdsville to Solomon Neill and Frederic W. S. Grayson. Following Grayson's death, the two tracts were deeded to Solomon Neill. Neill, on 5 Jul 1831, sold the Shepherdsville lot to William Congrove. On 27 Nov 1840, William Congrove sold Shepherdsville lot 52 and parts of lots 67 & 68 to Ambrose Ratliff as shown below.

This indenture made this 27th day of November in the year of our Lord 1840 between William Congrove and Elizabeth Congrove, his wife, of the county of Bullitt and state of Kentucky of the one part and Ambrose Ratliff of the town of Shepherdsville and same county and state of the other part.

Witnesseth that the said William Congrove for and in consideration of the sum of $380 to him paid in hand and secured to be paid as follows, $100 in hand paid, $80 when Ratliff obtains the possession of the premises, say 1st February 1841, and $100 in 18 months from this date, and $100 in 12 months from this date, notes of said Ratliff executed, therefore the receipt whereof is hereby acknowledged, he just said William Congrove has sold and buy these presents does sell and convey onto him that said Ambrose Ratliff, and to his heirs and assigns forever, the following lots of ground in the sad town of Shepherdsville, Bullitt County, Kentucky, to-wit:

One lot and appurtenances in the new plan of said town known by its number 52; also a lot or fractional lots numbers 67 and 68 in the new plan of said town. Said number 52 contains 1/2 acre more or less fronting Water Street and Plum Street; and the two fractional lots number 67 and 68 fronting Water Street and lay on the river, purchased of Frederic W. G. Alexander, with their appurtenances.

To have and to hold the said lots and appurtenances unto him the said Ambrose Ratliff and to his heirs and assigns forever; and he the said William Congrove does hereby covenant and agree to and with the said Ambrose Ratliff and his heirs and assigns forever that he the said William Congrove will and his heirs shall warrant and forever defend the title to the said Lot No. 52 and appurtenances unto him the said Ambrose Ratliff and to his heirs or assigns forever against the claims of all persons whatsoever by this his deed in fee simple with general warranty; and it is distinctly understood that said William Congrove only sells and conveys to the said Ratliff his title and claim to said lots Nos. 67 & 68, and said Ratliff agrees thereto without any warranty of title other than against the claim of said Congrove and his heirs and those claiming under him, but against no other claims whatever. And said Ratliff hereby allows it, and said Congrove retains a lien on the lots and appurtenances here sold for the purchase money. In testimony whereof the said William Cogrove and Elizabeth his wife have hereunto set their hands and seals the day and date first herein written.
