Blundell & Holt to Andrew Ralston - Part of Lot 25

Shepherdsville lot No. 25, located on the northeast corner of the intersection of Main and Second Streets (Buckman and Joe B. Hall today), was first purchased by Francis Blundell in June 1797. At that time it was known under the original town plan as Lot No. 20, but would soon be renumbered under the new plat drawn up by James Shanks.

Blundell sold the lot in several parts, selling the southeastern part, measuring approximately 60 x 80 feet, to Thomas Holt in July. Then in November he sold Holt a 40 x 40 foot section located north of the part dedicated to the public square.

In August 1799, Blundell sold the northernmost 40 feet of the lot to James Marquis, leaving Blundell with a section 80 feet along Main Street and extending across the lot which was sold by court decree to Andrew Ralston in August 1806. Under that same court decree, Ralston also purchased both of the parts that Holt had purchased from Blundell, as shown here in yellow and described below. That same month, Ralston sold all three sections to Abner Chalfant.

Then on 20 Aug 1825, Shepherdsville Tax Collector Kalfus sold that part of Lot 25 owned by Abner Chalfant for taxes due and not paid. Ephraim K. Willson was the purchaser of both. Note that while the deed seems to be selling the entire Lot 25, it was only that part owned by Chalfant being sold.

On 2 Aug 1825, Ephraim K. Willson paid Elizabeth Chalfant Moore & Susan Chalfant Rix for any rights they might have to lot 25. They were sisters, daughters of the now deceased Abner Chalfant who had had eight children. Of these Harry died young, leaving the others to share his inheritance from his deceased father

In October 1829, three of the others, Margaret Purcell, Nancy Newland and James R. Chalfant sold their undivided shares of Abner's part of lot 25 to Thomas Q. Willson, Ephraim's brother. Then in October 1832, Jane Moore, another of Abner's children, sold her share to Thomas as well.

Thus by the fall of 1832, the Chalfant holdings in lot 25 were securely in the two Willson brothers' hands.


Bullitt County Deed Book B, Pages 63-65

This indenture made this 22nd day of August in the year of our Lord 1806 between Joseph Saunders, late sheriff of Bullitt County on the one part and Alexander Ralston of the county of Jefferson of the other part and both of the Commonwealth of Kentucky.

Witnesseth that since by virtue of two executions against Francis Blumdell one at the suit of Hough and Ralston in the late court of quarter sessions of Bullitt County for £26,1,7 1/2 with interest thereon from the 15th day of July 1897 till paid debt and £1,14,3 costs called a fieri facias and the other a fieri facias from the said court at the suit of John Hough for the sum of £1,10,4 costs, each returnable to the March rules 1798 of said court and directed to the said sheriff to execute, and at the request of the said defendant and because no other or personal property of his estate could be found, the herein describe part of lot No. 20 in the town of Shepherdsville was taken by the said sheriff; and that since by virtue of an execution against Thomas Holt at the suit of Hough and Ralston in the said late court for £6,0,6 1/4 with interest thereon from the 27th day of October 1897 till paid debt and £1,10 costs returnable to the May rules 1798 of said court and directed to the said sheriff to execute; and because no other or personal estate of the said defendant Holt could be found, the herein described parcel of lot No. 20 in the town of Shepherdsville was taken by the said sheriff.

And the said Francis Blumdell not having within twenty days after such taking or any time afterwards satisfied the said Hough and Ralston and the said J. Hough or either of them their debts and costs on account of which his aforesaid interest was levied upon his said interest and proportion in the said lot was sold (in market overt) upon the premises on the __ day of February 1798 to the said Alexander Ralston the highest bidder at the price of £29,7,7 ready cash.

And the said Thomas Holt not having within twenty days or at any further time after such aforesaid taking of his said interest and proportion of the aforesaid lot satisfied the said hough and Ralston their debt and costs, the same interest and proportion was sold (in market overt) upon the premises on the __ day of June 1798 to the said Alexander Ralston, the highest bidder at the price of £8,3,3 ready cash by Robert Matthews, deputy for the said sheriff in virtue of a venditi oui exponas in the same aforesaid suit of the said Hough and Ralston the said Thomas Holt returnable to the June rules 1798, proper notice of the times and places of the said sales having been respectively given at least ten days previous thereto by advertising the same on a court day at the courthouse door, and in other respects according to law, and such times of sales living before the return day of the said executions respectively, and for and in consideration of the said sum of £29,7,7 current money of Kentucky and of the sum of £8,3,3 like money to the said sheriff in hand paid at the time of the aforesaid sales respectively the receipt of which is hereby acknowledge, hath given, granted, bargained and sold, aliened, released, conveyed and confirmed and by these presents do give, grant, bargain and sell, alien, release, convey and confirm unto the said Alexander Ralston, his heirs and assigns forever all the interest, right, title &c claim of the said Thomas Holt of, in, to and over his proportion aforesaid sold as aforesaid of lot No. 20 in Shepherdsville and which part and proportion is described as follows.

Beginning at the southwest corner of lot No. 19, thence with Second Street to the public square, thence northwardly forty feet with the public square, thence westwardly forty feet with the same square to Main Street, thence with Main Street northwardly forty feet, thence at right angles eastwardly to lot No. 19, thence southwardly with No. 19 to the beginning with its appurtenances and hereditaments.

And all the interest, right, title and claim of the said Francis Blundell of, in, to and over his proportion and part of said lot No. 20, sold as aforesaid, and which proportion is described as follows.

Beginning eighty feet from Second Street upon Main Street, thence with Main Street to Graham's corner, south of the alley forty feet, thence at right angles eastwardly to lot No. 19, thence with lot No. 19 southwardly to Holt's corner, thence with Holt's line westwardly to the beginning with its appurtenances.

To have and to hold the said tracts or parcels of lot No. 20 with their appurtenances unto the said Alexander Ralston, his heirs and assigns forever to his and their only proper use, benefit and behoof forever. In witness whereof the said sheriff hath hereunto set his hand and affixed his field the day and date first before written. (signed) Joseph Saunders
