Trustees to Francis Blundell - Shepherdsville Lot 25 (New Plan)

Shepherdsville lot No. 25, located on the northeast corner of the intersection of Main and Second Streets (Buckman and Joe B. Hall today), was first purchased by Francis Blundell in June 1797, as shown here. At that time it was known under the original town plan as Lot No. 20, but would soon be renumbered under the new plat drawn up by James Shanks.

Blundell sold the lot in several parts, selling the southeastern part, measuring approximately 60 x 80 feet, to Thomas Holt in July. Then in November he sold Holt a 40 x 40 foot section located north of the part dedicated to the public square.

In August 1799, Blundell sold the northernmost 40 feet of the lot to James Marquis, leaving Blundell with a section 80 feet along Main Street and extending across the lot which was sold by court decree to Andrew Ralston in August 1806. Under that same court decree, Ralston also purchased both of the parts that Holt had purchased from Blundell. That same month, Ralston sold all three sections to Abner Chalfant.

Then on 20 Aug 1825, Shepherdsville Tax Collector Kalfus sold that part of Lot 25 owned by Abner Chalfant for taxes due and not paid. Ephraim K. Willson was the purchaser of both. Note that while the deed seems to be selling the entire Lot 25, it was only that part owned by Chalfant being sold.

On 2 Aug 1825, Ephraim K. Willson paid Elizabeth Chalfant Moore & Susan Chalfant Rix for any rights they might have to lot 25. They were sisters, daughters of the now deceased Abner Chalfant who had had eight children. Of these Harry died young, leaving the others to share his inheritance from his deceased father

In October 1829, three of the others, Margaret Purcell, Nancy Newland and James R. Chalfant sold their undivided shares of Abner's part of lot 25 to Thomas Q. Willson, Ephraim's brother. Then in October 1832, Jane Moore, another of Abner's children, sold her share to Thomas as well.

Thus by the fall of 1832, the Chalfant holdings in lot 25 were securely in the two Willson brothers' hands.

This indenture made this 26th day of June in the year 1797 between Nacy Brashear, Samuel Crow, Michael Troutman, Frederick Panebaker, Benjamin Stansbury, and John Essary, trustees of the town of Shepherdsville of the one part and Francis Blondell of the town aforesaid of the other part.

Witness that by virtue of an act of the General Assembly passed in the year 1793 establishing the said town of Shepherdsville and also for and in consideration of the sum of 3 pounds 12 shillings paid to Adam Shepherd, agreeable to the requisition of the said act the said trustees have granted, bargained and sold, and by these presents do grant, bargain, sell and convey unto the said Francis Blondell one certain lot of ground lying and being in the said town of Shepherdsville and known in the plan thereof by the number 20 of the first sale together with all, and every of the appurtenances thereunto belonging.

To have and to hold the aforesaid lot together with all and every of the appurtenances thereunto belonging unto the said Francis Blondell and his heirs forever to his and their only proper use and behoof.

And the said trustees do hereby covenant and agree to and with the said Francis Blondell that they will forever warrant and defend the right and title of the said lot with its appurtenances unto the said Francis Blondell, and his heirs forever against the claim or claims of all and every person or persons whatsoever, subject only to the conditions and exceptions reserved and excepted in the aforesaid act. In witness whereof the said trustees, have hereunto subscribed their names and affixed their seals the day and year above written.
