Wilhite Carpenter to Joseph Chaddic - Lower Forge Tract

In 1852, the Shepherdsville Iron Manufacturing Company contracted to sell the Forge Tract near Shepherdsville to Wilhite Carpenter. They completed the transaction with his final mortgage payment in April 1864. Carpenter then sold a portion of this tract to Henry O. Maraman in 1868. Then he sold the remainder to John R. and Joseph Chaddic in 1870. Joseph assumed responsibility for the purchase in 1872 as shown below. Then in 1876 Joseph Chaddic sold the tract to R. J. Meyler.

Bullitt County Deed Book S, Pages 560-561

This indenture made this 23rd day of August 1870 by and between Wilhite Carpenter of the first part and John R. and Joseph Chaddic of the second part, all of the county of Bullitt and state of Kentucky.

Witnesseth that party of the first part for and in consideration of $700 paid and to be paid as follows, viz: $300 in hand and their three several notes for equal amounts payable in one, two and three years from this date bearing legal interest, has bargained and sold unto party of the second part a piece or parcel of land known as the forge tract, principally the bed of Salt River, and containing about 30 acres more or less, and bounded as follows.

Beginning at the corner of the fence on the west side of Water Street below Shepherdsville, and corner to Mrs. Lewellen Holsclaw's land, thence with the fence down the river below the forge house where the old stables stood, thence in a southwardly direction with the fence to the corner and continuing in the same direction to a point on Salt River 7 feet perpendicular height above low water mark, thence down the river to western corner to A. H. Field's forge tract, thence across the river with the original tract said as deeded to me by J. F. Bullitt, president of the Iron Manufacturing Company, thence up the river with the same line to a point opposite the beginning, thence across the river to the place of beginning.

To have and to hold the same against all legal claims whatsoever; and party of first part warrants the title here in made to the aforesaid Chaddics, their heirs or assigns forever. And Letitia Carpenter, wife of W. Carpenter hereby relinquishes her right of dower, and a lien is retained for the deferred payments. Possession is to be given on the first day of January 1871. State of Kentucky Kentucky, Bullitt County, Sct. I R. J. Meyler, clerk of the Bullitt County Court, certify that on the 29th August 1870 W. Carpenter, and on 11 December 1871 Letitia Carpenter, before me in my county acknowledged the foregoing deed to be their act and deed. On 11 December 1871 it was lodged for record in my office. Bullitt County Deed Book T, Pages 128-129

This indenture made June 14th 1872 between John R. Chaddic of the first part and Joseph Chaddic of the second part, all of Bullitt County, Kentucky.

Witnesseth whereas on the 23rd day of August 1870, the first and second parties hereto bought of Wilhite Carpenter the property hereinafter named and described and the second party, Joseph Chaddic having paid and assumed to pay to Wilhite Carpenter the entire purchase money for said property. Now therefore the first party in consideration of the premises hereby convey and deliver unto the second party all the right, title, interest and claim of the first party of, in and to the following property, to wit: a parcel or tract of land and houses and appurtenances situated, lying and being in Bullitt County, Kentucky near Shepherdsville on Salt River known as the forge tract, principally the bed of Salt River and containing about 30 acres more or less. The metes and bounds of the property herein conveyed is particularly set out and described in deed of Wilhite Carpenter to John R. and Joseph Chaddic recorded in Bullitt County Court Clerk's office in Deed Book S, page 560, which is referred to for boundary.
