Nicholas Simmons to Bohannon Grandchildren - Shepherdsville Lots + 500 Acres

Following the death of Richard P. Simmons, his heirs petitioned to sell his land, and his son Nicholas Simmons purchased parts of Shepherdsville lots 39 and 40 on 12 Oct 1846.

On 15 Aug 1874, Nicholas Simmons gave parts of Shepherdsville lots 39 and 40, along with 500 acres west of town to his grandchildren, children of his deceased daughter Sarah Bohannon who had married Churchill B. Bohannon in 1854 in Bullitt County before moving to Union County. She died on 5 Jul 1867.

Then on 7 May 1887, the now-grown Bohannons sold this property to their uncle, William Henry Simmons, son of Nicholas Simmons.

This indenture made and entered into this 15th day of August 1874 between Nicholas Simmons of Bullitt County, Kentucky of the first part and Lizzie Bohannon, George Bohannon, Willitt Bohannon and Lee Bohannon, children and only children of Sarah Bohannon, daughter of the first party now deceased of the second part of Union County, Kentucky.

Witnesseth that the first party in consideration of love and affection the first party bears to the second parties, his grandchildren, he the said first party hereby grants, bargains, sells, gives and conveys unto the second parties jointly and to the surviving of any who may die under the age of twenty-one years the following property lying in Bullitt County, State of Kentucky, described as follows:

Lot No. 40 and part of lot No. 39 in Shepherdsville, Kentucky on corner of Main and Second Street and being the tavern house, outhouses, stables, office and all buildings on said corner belonging to the first party.

Also for the same consideration the first party sells, conveys and gives to the second parties jointly and the survivors of any who may die under twenty-one years of age a tract of 500 acres of land more or less situated lying and being in Bullitt County, Kentucky on north side of Salt River about two miles west of Shepherdsville on the public road leading from Shepherdsville to Bullitt's Lick, the major portion thereof lying on the north side of said road, the courses and distances of said tract of land can be found by reference to several deeds to the first party of record in the Bullitt County Court which are referred to for a fuller description of the land and lots herein conveyed.

The property herein conveyed to the second party is a gift to them and the same is not to be charged to them in any distribution of my estate made heretofore or to be made hereafter, they being infants without means of accumulating property and their father poor, it is deemed but just that they should have this advantage over my other children in the distribution of my estate.

This conveyance is made subject to the contingent right of dower of my wife Elizabeth should she survive me. The first party reserves the use of the land and house and lots and property herein and rents and profits thereof to himself for life. Witness the hand of the first party, August 15th 1874.
