Kellar & Hundley to James Wright - 4 Mt. Washington Lots

On 25 Jul 1851, James Wright purchased Mt. Washington lots 2, 6, 10 & 14 from Elizar Kellar and William Hundley. According to this deed, Wright had already built a tavern on one of the lots, and the 1847 Mt. Washington plat drawing shows the Kentucky Hotel on Main Street straddling lots 6 & 10; and the 1850 census identifies Wright as a hotelkeeper.

Wright sold lot #2 to Joseph Hough on 17 Aug 1853. He sold the remaining 3 lots to R. A. Beauchamp on 5 Jul 1858.

This indenture made and entered into the 25th day of July 1851 by and between Elizar Kellar, widow of Abraham Kellar late of Jefferson County, William A. Hundley and his wife Elizabeth Hundley, all now of Mt. Washington, Bullitt County, state of Kentucky of the first part, and James Wright of the town, county and state aforesaid of the second part.

Witnesseth that the party of the first part for and in consideration of the subm of $3000 good and lawful money, $700 of which sum is paid in hand by the party of the second part and is here acknowledged by the party of the first part, they have granted, bargained, and sold, and do by these presents grant, bargain and sell, alien, release, convey and confirm unto the party of the second part four lots of land situate on the south side of the main street of the said town, Mt. Washington; said lots are designated on the plat of said town by the numbers 2, 6, 10 and 14, supposed to contain 1/2 acre more or less each, and upon number 10 there is a tavern house and other buildings erected and now occupied as a tavern by the party of the second part.

To have and to hold the said lots of ground Nos. 2, 6, 10 and 14 together with all and singular the appurtenance unto each lot belonging or in any wise appertaining unto the party of the second part and his heirs, to his and their only proper use, benefit and behoof forever. And the party of the first part covenant and agree to and with the party of the second part that the said lots of land, Nos. 2, 6, 10 & 14 conveyed by this deed they will and their heirs shall warrant and forever defend the title thereof unto the party of the second part, his heirs, executors, administrators and assigns free and clear of and from the claim of persons lawfully claiming or to claim the same.
