From Field to Troutman - Shepherdsville Lots 7-8

On 5 May 1856, Abraham Field's heirs divided his property and A. J. Field received the Shepherdsville town lots numbered 7 and 8. A. J. sold the ground to Lorenzo Hoglan, executing to him a deed bond on 16 May 1854, prior to officially receiving the land himself. Later, in court actions, the land was sold at auction by Sheriff Wesley Phelps and purchased by Samuel A. McKay on 17 Nov 1862. However no deed was issued to McKay.

Then on 14 Jun 1867, all these parties jointly approved the sale of the lots to B. F. Troutman, as shown below.

Whereas on the fifth day of May 1856, the heirs and devisees of Abraham Field dec'd by deed of partition, conveyed each to the other certain realty owned by their father, said deed recorded in Deed Book O page 552, Bullitt County Clerk's office, in which partition deed then was conveyed to A. J. Field a certain lot in the town of Shepherdsville opposite the jail and known as the clover lot, being on the new plan, lots numbers seven and eight; and whereas previously thereto the said A. J. Field sold to L. Hoglan said lots aforesaid for the consideration of $300, all of which sum has long since been paid, and the said A. J. Field on the 16th day of May 1854 executed to said L. Hoglan a bond for a deed to said lots numbers seven and eight known as the clover lot.

And whereas on the __ day of __ 186_ sundry judgments in the name of D. R. Young & Co., McDowell and others were obtained in the Bullitt Circuit Court against L. Hoglan and sundry executions issued thereon which were levied on said lots No. 7 & 8 "clover lots." And on the _ day of _ 186_ the sheriff of Bullitt County, W. Phelps sold said lots at public sale to the highest bidder and Samuel A. McKay being the highest and best bidder purchased the same. And on the 17th November 1862, Samuel A. McKay purchased the equity of redemption in said lots (see execution V. E No. 1389) but never received sheriff's deed for said lots 7 & 8, and whereas all the parties have agreed to sell said lots No. 7 & 8 "clover lot."

Now therefore this indenture witnesseth that the said A. J. Field and Ellen his wife in compliance with the terms of his bond to said L. Hoglan, and the direction and order of said L. Hoglan and his wife Anna, do hereby grant, bargain, sell, release and convey unto B. F. Troutman of Shepherdsville, Kentucky and to his heirs and assigns forever with covenant of general warranty the "clover lot" known also as "ice house lot" fronting Main Street and on the new plan of Shepherdsville known as lots No. 7 & 8 and being the same formerly owned by Abraham Field dec'd.

And the said A. J. Field hereby acknowledges payment in full from L. Hoglan of the purchase money.

To have and to hold the same to him and his heirs forever. And they said, L. Hogland, and Anna, his wife, Samuel A. McKay and Bumelia his wife, Wesley Phelps and Nancy his wife unite in this conveyance and acknowledge the payment to them of $300 by the said B. F. Troutman, being payment in full for said Lots 7 & 8, known also as the clover lot and ice house lot; and thereby relinquish all right, title, interest or claim in or to the same, and hereby convey the same to said B. F. Troutman and his heirs and assigns forever with covenant of general warranty.

To have and to hold said lots to him the said B. F. Troutman and his heirs forever. Witness the signatures of the parties hereto this the 14th day of June 1867.
