John Chaddic to John H. Baker, 1837

In March 1837, John H. Baker purchased 140 acres of land from John Chaddic that lay north of the forge tract and adjacent to a corner of Peter Shepherd's 900 acre survey. This was originally a part of a tract patented to the heirs of Lynaugh Helm. The land was likely purchased for the timber on it.

This indenture made this 11th day of March 1837 between John Chaddic Jr. and Mary his wife of Bullitt County and state of Kentucky of the one part and John H. Baker of the same place of the other part. Witnesseth that the said Chaddic for and in consideration of the sum of $350 to him in hand paid, the receipt whereof is hereby acknowledged, they the said Chaddic and wife have sold and by these presents do grant, bargain, sell and confirm unto the said John H. Baker the following tract of land lying in Bullitt County on the north side of Salt River containing 140 acres more or less and bounded as followeth. Beginning at three black oaks, corner to Thomas Joyce's land, being a corner of Shepherd's 900 acre survey, thence with a line of Shepherd's survey North 53° East 91 1/2 poles to two hickories in Shepherd's line and Joyce's line, thence North 10° West 242 poles to a black oak, thence North 89° West 85 poles to a double white oak and two dogwoods near a branch, thence South 10° East 300 poles to the beginning with its appurtenances, being the same land conveyed to said Chaddic by Nicholas Simmons and wife by deed dated 14th June 1836 recorded in Bullitt County Court in deed book H, page 314 and part of the same tract conveyed to said Simmons by Benjamin Chapeze by deed dated the 3rd day of January 1828 and recorded in Bullitt County Court in book F, page 416, and conveyed to said Chapeze by Ben Helm and Philip Reed by deed dated 28th of March 1819, recorded in Bullitt County Court office in book D, page 235, and conveyed to said Helm and Reed by deed from the register of the land office of Kentucky, recorded in the general court and patented to the heirs of Lynaugh Helm by patent dated 17th of March 1800. To have and to hold said land here conveyed with its appurtenances unto the said John H. Baker and to his heirs forever. And said John John Chaddic Jr. does hereby covenant and agree to and with the said John H. Baker to warrant and defend the title to the land here sold unto him the said John H. Baker and to his heirs and assigns forever against the claim or claims of all and every person or persons whatsover. Witness the hand and seals of John Chaddic and wife, the grantors.
