Matthew Wilson to Thixton & Alexander - Town Lot 27

On 21 Nov 1836, Matthew Wilson sold Shepherdsville lot #27 to John S. Thixton and Sydney S. Alexander. Wilson had obtained it as a result of a Circuit Court suit involving Benjamin Summers vs. the heirs of John W. Beckwith.

On 25 Jan 1841, Thixton agreed to assume full responsibility for the payment due to Wilson in exchange for full ownership of the lot that he and Alexander had purchased from Wilson. This agreement deed is shown further down this page.

This indenture made this 21st day of November 1836 between Matthew Wilson and Martha T. Wilson his wife of the city of Louisville, county of Jefferson and state of Kentucky of the one part, and John S. Thixton and Sydney S. Alexander of the county of Bullitt and state aforesaid of the second part.

Witnesseth that said Wilson for and in consideration of the sum of $1000 paid as follows, $200 payable in 12 months from this date hereof with interest from this said date unto paid, $200 payable in two years from date with interest thereon, $200 payable in three years from date with interest thereon as aforesaid till paid, $200 payable in four years will interest thereon from date till paid, and $200 in five years with like interest until paid, the receipt of which is hereby acknowledged, he siad Wilson has sold and by these presents does sell and convey unto the said John S. Thixton and Sydney S. Alexander the following lot of ground in the town of Shepherdsville, Bullitt County, Kentucky with the appurtenances to the same belonging, containing one half acre of ground in the new plan of said town and known in said plan by its number 27, being the same house and lot (deducting from the deed of commissioners the bank house so called) which was conveyed by George F. Pope, commissioner for John Beckwith's heirs to said Wilson by deed dated the 13 of August 1827 and now of record in the Circuit Court Office Deed Book, Page 105, conveyed by authority of sale and decree made in the Bullitt Circuit Court in the case of Benjamin Summers against John Beckwith's heirs, with the appurtenances to the said half acre of ground or Lot No. 27 as aforesaid belonging or in any wise appertaining.

To have and to hold said Lot No. 27, an half acre of land and appurtenances thereto belonging unto them the said John W. Thixton and Sydney S. Alexander, and to their heirs and assigns forever. And the said Matthew Wilson does hereby covenant and agree to and with the said John S. Thixton and Sydney S. Alexander that he said Wilson will and his heir shall warrant and forever defend the title to said half acre lot No. 27 to them said John S. Thixton and Sydney S. Alexander and to their heirs or assigns forever against the claims of himself and heirs and all persons claiming under him, and also against the claims of all person whatsoever by this his deed in fee simple with general warranty. And Thixton and Alexander agree hereby and allow the said Wilson to retain and he said Wilson does hereby retain a lien on said lot and appurtenances for the payment of the purchase money herein mentioned.
