Carty Wells to Thomas Sanders - 300 Acres

On 28 Apr 1798, Carty Wells of Prince William County, Virginia sold 300 acres of Bullitt County land to Thomas Sanders. This land, colored in on this drawing, was part of the 400 acres of land surveyed in the name of Thomas Hardin on the waters of Cedar Creek, a tributary of Floyd's Fork. The deed is transcribed below.

This indenture made this 28th day of April 1798 between Carty Wells and Peggy his wife of the County of Prince William and State of Virginia of the one part, and Thomas Sanders of the County of Bullitt and State of Kentucky of the other part. Witnesseth that the said Carty Wells and Peggy his wife, in consideration of the sum of one hundred pounds in hand paid, the receipt whereof we do hereby acknowledge, do bargain and sell and by these presents do bargain and sell unto the said thomas Sanders, his heirs and assigns, a certain parcel of land being part of a tract of land entered and surveyed in the name of Thomas Harding in the said County of Bullitt and State aforesaid containing 300 acres, be the same more or less, bounded as followeth, viz.

Beginning at two white oaks on the west side of the Buffalo Road leading from the Blue Licks to Floyd's Fork about five miles from the said lick, thence South 55° 253 poles to a beech and elm, thence North 35° East 253 poles to a sugartree and small forked beech, thence North 55° West 126 1/2 poles to a beech, poplar and hickory, thence South 35° West 126 1/2 poles to a black walnut, dogwood and two sugartrees, thence North 55° West 126 1/2 poles to a hickory and two ash trees standing in the line of the original survey, thence South 35° West 126 1/2 poles to the beginning.

To have and to hold the said 300 acres of land wit hall its appurtenances unto the said Thomas Sanders, his heirs and assigns forever. And the said Carty Wells and Peggy his wife for themselves and their heirs the said tract of land with all and singular the premises and appurtenances before mentioned unto the said Thomas Sanders his heirs and assigns free from the claim or claims of them their heirs &c, and do warrant and defend by these presents. In witness whereof the said Carty Wells and Peggy his wife have hereunto set their hands and seals the day and year first above written.
