Wesley Phelps to John I. Rickerson - Two Tracts

In 1872, Wesley Phelps sold two tracts to John I. Rickerson that lay to the northwest of Shepherdsville, and along what was then to be called Abbott Street (formerly West Street).

This deed made by Westly Phelps and Nancy his wife of the first part and John I. Rickerson of the second part this 5th day of February 1872.

Witnessth that the first parties for and in consideration of the sum of $500, $200 payable in 12 months, $200 in 24 months, and $100 in 36 months from this date for which sums notes are this day executed bearing interest from this date at 6%, have this day and do hereby sell, convey and deliver unto the second party the following land, to wit, two and one half acres of land more or less bounded as follows, being part of the old Frederick Travis tract of ten acres of land and bounded as follows:

Beginning at a stone in the line of M. J. Myer, her garden fence, thence wit ha 33 foot street hereby called J. Abbott Street, N 4° E 18 poles to a stone in the line of said street, thence N 79 1/2° W 22 poles to a stone in a drain and in the division line down said drain between A. H. Field and said Thompson & Phelps, thence with said division line down said drain to a stone in the line of the fence of said Myer, thence with said Myer's line S 79 1/2° E 22 1/2 poles to the beginning.

Also a tract of land adjoining said 2 1/2 acres tract and between said 2 1/2 acres and William R. Thompson's tract of land as divided between said W. Phelps and W. R. Thompson and being the balande of the said Travis tract of land not sold by Thompson and Phelps to other parties and now owned by Phelps.

A lien is retained on the land herein conveyed to secure the notes herein named.

And the first parties agree to warrant and defend the title to said tract of land against all claims by general warranty. Witness the hands of the first parties this February 5th 1872. (signed) Westly Phelps, N. F. Phelps
