Patrick McGee to Richard Simmons - 450 Acres

Of the 1400 acres that he received from John Edwards, Patrick McGee deeded 450 acres to Richard Simmons on 9 Apr 1790 that adjoined the tracts of Benjamin Pope Jr. and Michael Troutman. A transcription of that deed is given below, together with an image of the deed itself. Inserted in the transcription are numbers in brackets that refer to locations marked on the plat drawing, also shown below. Nelson County Deed Book 4, pages 180-181

This indenture made this ninth day of February one thousand seven hundred and ninety between Patrick McGee and Rachel his wife of the County of Nelson and state of Virginia of the one part and Richard Simmons of the County and state aforesaid of the other part witnesseth that the said McGee for and in consideration of one hundred pounds current money of the aforesaid state in hand paid to him by the said Simmons the receipt whereof is here acknowledged hath given granted bargained and sold and by these presents do give grant bargain and sell unto the said Simmons a certain tract of land containing four hundred and fifty acres lying and being in the county and state aforesaid situated on the south side of Salt River it being a part of Tillin's settlement and preemption bounded as follows to wit beginning at [11] a hickory elm and beech South twenty three degrees East three hundred poles to [12] two white oaks and an ash thence North sixty seven degrees East two hundred and forty poles to [13] a red oak and two white oaks thence North twenty three degrees West three hundred poles to [14] three beeches thence South sixty seven degrees West two hundred & forty poles to the beginning. To have and to hold the same with all the appurtenances thereto belonging and the aforesaid Patrick McGee and his wife Rachel do warrant and forever defend the aforesaid tract of land with all the appurtenances thereunto belonging from him his heirs executors administrators or his assigns unto the aforesaid Richard Simmons his heirs executors administrators or his assigns forever but will not warrant and defend it against all men and manner of persons whatsoever. Given under our hands and seals the day and date above written {the word hundred interlined before signed} and Rachel his wife. (signed) Patrick McGee, Rachel McGee.

Received of Richard Simmons one hundred pounds as witness of my hand at a court held for Nelson County on Tuesday the 12th July 1791. This deed from Patrick McGee and Rachel his wife to Richard Simmons was acknowledged and ordered to record the said Rachel being first examined as the law directs relinquished her right of dower.
