Logan Hedges Estate to Louisville Girl Scouts Council

Following Logan Hedges' death in 1914, his estate was divided amongst his six children. His daughter Etta Hedges Brooks and husband Joe N. Brooks sold her share of the estate to her sisters, Estella and Mae in 1915. Then his daughter Tillie Hedges Murray wrote a will in 1917, deeding her share of this estate to the same two sisters. Next, daughter Nora Hedges Wickersham and husband J. T. Wickersham sold her share to her brother Hal Palmer Hedges in 1925.

Thus, by the time of the deed described below, Logan Hedges' estate was in the hands of Palmer Hedges (1/3 part), Logan's other daughter, Jeanette Hedges (1/6), and Stella and Mae Hedges (1/4 each). These four came together in 1930 to sell their father's estate to the Louisville Girls Scout Council.

This Deed made and entered into, this the 1st day of May 1930 by and between H. P. Hedges and his wife, Jeanette Hedges, of Shepherdsville, Ky., Stella Hedges and Mae Hedges both unmarried of Louisville Ky. of the first part and Louisville Girls Scout Council, of 554 S. Third St., Louisville,Ky.,--

WITNESSETH: That for and in consideration of the sum of One Dollar, cash, and other good and valuable considerations, the receipt of which is hereby acknowledged, and the further considerations as hereinafter set forth;

The first parties do hereby sell, grant and convey unto the second party, its assigns and successors, forever the following described real estate lying and being in Bullitt County Ky., on Cedar Creek:

Beginning at a stake one pole south of the south bank of Cedar Creek where originally stood an iron-wood referred to in deed to first parties and at the terminus of the line referred to in said deed as N 1 E 48 poles - thence down said Creek N 73-42 W 367.13 feet to a stake in said Creek - thence with a line of G. A. Bailey N 4- 14 E 453.75 feet to a stake on east side of Horse Run corner to said Bailey - thence with another line of said Bailey N 25-56 W 152 feet to a stake corner to the remaining lands of first parties - thence with the remaining land of first parties the following courses and distances S 87-09 W 251.3 feet to a buckeye - S 73-57 W 151.5 feet to a cedar - S 30-28 W 405 feet to an oak tree - N 64 W 215 feet to a walnut tree- S 18-16 W 675 feet to a stake - S 83-51 E 288 feet to a stake - S 20-35 E 235 feet to a stake - S 66-12 E 100 feet to a stake - S 45-54 E 366 feet to a fence post - S 63-55 E 119 feet to a small hickory tree N 32-10 E 279.5 feet to an elm on bank of Creek - thence crossing Creek N 45-55 W 290 feet to a stake - S 61-38 E 187.6 feet to a maple tree in J. T. Kelley's line - thence with said Kelley's line N 5-14 East passing a walnut tree at 404.4 feet, in all 516 feet to the beginning - containing 28.129 acres as per survey made by Stonestreet and Ford on April 19, 1930.

Also the following right of way: A right of way twenty feet wide and the center line of which runs as follows: Beginning at a point in a line of the above described tract which said line is described as S 83-51 E 228 feet and said beginning point being S 83-51 E 22 feet from the beginning of said line and running thence S 4-11 W 1972.7 feet to the center of Bells Mill County Road.

This is a part of the same land conveyed to Palmer (H. P.) Hedges by deed from Nora H. Wickersham etc dated Feb. 11, 1925 recorded in Deed Book 51 page 12 and by deed from Etta H. Brooks etc dated Feb. 3, 1915 recorded in Deed Book 50 page 615 and part devised to Stella Hedges and Mae Hedges by will of Tillie Murray recorded in Will Book "J" page 478 Bullitt County Court Clerk's Office and three-sixth interest in which was inherited by H. P. Hedges, Stella Hedges and Mae Hedges from their father Logan Hedges.

To have and to hold the same unto the second party its assigns and successors forever with covenant of General Warranty and free from any liens or encumbrances except as hereinafter set out.

It is a further consideration of this conveyance that the first parties have right to use of so much of overflow water in spring on said property as is not used by second party and they may pipe same to pasture on their land and they also have use of the passway herein conveyed and right to cross same in going to and from their other land.

Second party agrees to maintain and build a fence along each side of said passway and until said fence is built second party is to erect gates at fences on same dividing fields of first parties.

A further consideration of this conveyance is that second party has executed and delivered its note of this date for the sum of One Thousand Dollars payable to H. P. Hedges on or before May 1st 1931 and bearing interest from May 1st 1930 at rate of six per cent per annum, and a lien is retained on said land by H. P. Hedges to secure the payment of said note.
