Margaret Halbert to Thomas Joyce - Shepherdsville Lots 21 & 22

Following the death of James Halbert, his widow sold these two Shepherdsville lots to Thomas Joyce as shown below.

This indenture made this first day of February 1827 between Margaret Halbert, administratrix with the will annexed of James Halbert dec'd now of the County of Bullitt and State of Kentucky of the one part, and Thomas Joyce of the same county and state of the other part.

Witnesseth that the said Margaret Halbert, administratrix as aforesaid, for and in consideration of the directions of the said will authorizing the executors to sell certain lots in the town of Shepherdsville for certain purposes and the consideration of $45 in silver to her in hand paid before the sealing and delivery hereof, the receipt whereof is hereby acknowledged, hath granted, bargained and sold, and by these presents doth grant, bargain and sell, alien, release, convey and confirm unto the said Thomas Joyce, his heirs &c two certain lots of land in and a part of the town of Shepherdsville and known in the new plan of said town by the numbers 21 and 22 containing half an acre each.

To have and to hold the said lots and appurtenances unto the said Thomas Joyce, his heirs &c, free and clear of and from all right and title of dower or other incumbrance and to his and their only proper use, benefit and behoof forever. And the said Margaret Halbert, administratrix with the will annexed as aforesaid, doth covenant and agree to and with the said Thomas Joyce, his heirs &c, that she will and the heirs of the said James Halbert dec'd shall warrant and forever defend the said lots and appurtenances unto the said Thomas Joyce from themselves and all persons lawfully claiming or to claim the same. In testimony whereof the said Margaret Halbert, administratrix as aforesaid, hereto sets her name and seal on the day and year before written. [signed by grantor]
