Francis A. Burch to John M. Waters - 3 Tracts

On 11 Sep 1867, Francis A. Burch sold three tracts to John M. Waters. The first one was the south end of the Pine Tavern tract that he had received in a deed from Zadok L. Brown; an adjoining tract received from Anthony Shawler; and another nearby tract, also from Anthony Shawler. Later, in 1886, Waters sold the tracts to Joseph Beck.

This indenture made and entered into this 11th day of September 1867 between F. A. Burch and Sarah his wife of the first part and John M. Waters of the second part, all of Bullitt County, Kentucky, Witnesseth that the first parties in consideration of the sum of $1200, evidenced by two notes, each of $600 due the first note in 12 months from this date and the other note for $600 due two years from this date, bearing interest from date and a lien retained to secure their payment they the first parties have this day granted, bargained and sold and hereby convey unto the second party, with covenant of general warranty and title fee simple, the following several tracts and boundaries of land lying in Bullitt County, Kentucky, to wit.

The south end of the Pine Tavern tract as divided by deed of partition between Z. L. Brown and wife and the first party by deed from Z. L. Brown and wife to the first party recorded in Deed Book M, page 172, Bullitt County Clerk's office and said division line as follows.

Beginning at a pine and white oak in a line of John Karr's old survey on a knob, thence down the knob S 71° W 133 poles crossing the road from Shepherdsville to Elizabethtown near a branch to two white oaks and a chestnut oak on a back line of John Karr's old survey and on the waters of Cane Run containing about 30 acres more or less.

Also the following tract adjoining the above tract and bounded as follows. Beginning at a white oak and black oak on a ridge and running thence S 85° E 32 poles to a stump and beech, thence N 60° E 92 poles to two black oaks and hickory in a line of P. Troutman and A. Shawler, thence with said line N 21° W 52 poles to a black oak and two white oaks corner to said Troutman and Shawler, thence S 46° W 130 poles to the beginning containing by survey 24 3/4 acres more or less and being the same tract conveyed to the first party by Anthony Shawler by deed recorded in Deed Book M, page 385-386, Bullitt County Clerk's office.

Also the following tract lying on the waters of Cane Run containing about twelve acres more or less and adjoining the first named tract and being the same deeded to the first party by A. Shawler by deed recorded in Deed Book Q, pages 542-3, Bullitt County Clerk's office and bounded as follows.

Beginning at a white oak and small chestnut oak, Gatrch's line or Mackey's original line, and corner to land sold by F. Gatch to Shawler, thence with Mackey's line N 45° E 30 1/2 poles to a white oak and black oak corner to 24 3/4 acres formerly sold by A. Shawler to F. A. Burch, thence with said line S 81° E 31 3/4 poles to a stake being N 23° E 20 links from a beech, thence N 60° E 17 poles to a stake in the middle of the county road, thence S 4° W 48 poles to a stone near the mouth of a hollow, thence up the hollow N 64 1/2° W 26 poles to a small hickory, thence N 88° W 35 poles to a stake in F. Gatch's line, being East 21 links from a chestnut oak, thence with Gatch's line N 25° W 11 1/2 poles to the beginning.

To have and to hold said three above described tracts of land to him the said John M. Waters and his heirs and assigns forever and to have all the appurtenances and improvements thereunto belonging.
