W. H. Simmons to Nannie Collings - Part of Shepherdsville Lots 39 & 40

On 15 Aug 1874, Nicholas Simmons had given parts of Shepherdsville lots 39 and 40, along with 500 acres west of town to his grandchildren, children of his deceased daughter Sarah Bohannon who had married Churchill B. Bohannon in 1854 in Bullitt County before moving to Union County. She died on 5 Jul 1867.

Then on 7 May 1887, the now-grown Bohannons sold this property to their uncle, William Henry Simmons, son of Nicholas Simmons.

On part of these lots bordering Second Street had been located what was known as the American Hotel. It is shown to the right in this 1909 flood picture, sitting next to the Maraman store. This is the property that Simmons sold to Nannie Collings as described just below. However, this deed description was rather vague, and when Collings wished to sell it later, she required that Simmons provide a more accurate description which is given in the follow-up deed shown further down this page.


Bullitt County Deed Book 29, Pages 429-430

This deed made and entered into this the 10th day of May 1892, by and between W. H. Simmons of Louisville, Ky., party of the first part and Nannie Collings of Bullitt County, Ky., party of the second part.

Witnesseth that for and in consideration of the sum of $1000 paid and to be paid as follows, $600 cash in hand paid, the receipt of which is hereby acknowledged, $200 due and payable in one year from this date, and $200 due and payable in two years from this date, evidenced by the promissory notes of the said second party for said sum of even date herewith bearing interest from date until paid at the rate of 6% and payable to the said W. H. Simmons.

The said party of the first part has bargained and sold, and hereby sells, conveys and delivers with covenant of general warranty to the said second party the following described property: a house and lot in the town of Shepherdsville, Ky., known as the American Hotel property, said lot bounded as follows.

Beginning at a point in Maraman Bros. line of lot purchased of W. H. Simmons, running thence north about 50 feet parallel with the front of the American Hotel, thence west 109 feet more or less along Second Street to an alley between American Hotel property and the C. E. and E. e. McCormick property, thence south 81 feet more or less down said alley to the corner of the stable, thence east 54 feet more or less with the Maraman line back to a corner in Maraman's line, thence north about 27 1/2 feet to a corner in the Maraman line, thence with the Maraman's line back to the beginning including the stable and all the improvements thereunto belonging.

The said second party is to keep the property herein conveyed insured in some good fire insurance company. A lien is retained on the property to secure the payment of the deferred payments mentioned herein.

Bullitt County Deed Book 32, Pages 119-120

This deed made and entered into this the 18th day of June 1895 by and between W. H. Simmons of Louisville, Ky., and Nannie Collings of Bullitt County, Kentucky.

Witnesseth that whereas on the 10th day of May 1892 the said W. H. Simmons, party of the first part, sold and conveyed to Mrs. Nannie Collings, the second party, a house and lot in the town of Shepherdsville, Ky., known as the American Hotel property bounded as follows: Beginning at a point in Maraman Bros line of lot purchased of W. H. Simmons, running thence North about 50 feet parallel with the front of American Hotel, thence west 109 feet more or less along Second Street to the alley between the American Hotel property and the C. E. and E. E. McCormick property, thence south 81 feet more or less down said alley to the corner of the stable, thence east 54 feet more or less with the Maraman line back to a corner in Maraman's line, thence north about 27 1/2 feet to a corner in Maraman's line, thence with the Maraman line back to the beginning, including the stable and all the appurtenances thereunto belonging.

The foregoing boundary being erroneous, and not the line boundary of the property sought to be conveyed in the said deed of date May 10th 1892. This deed in now made for the purpose of correcting the deed of conveyance made on the date aforesaid and the said property is herein conveyed with the following boundary, viz:

Beginning at the northeast corner of Maraman Bros store house and running thence N 11° E parallel with Main Street 11 feet to the corner of the pavement on Public Square, thence with the south line of the pavement N 79° W 36 feet to the corner of American Hotel, thence with front of American Hotel N 11° E 39 1/2 feet to northeast corner of Hotel on Second Street, thence with the south line of Second Street N 79° W 159 feet to the east line of an alley opposite the McCormick property, thence with said line of said alley S 11° W 78 1/2 feet to the corner of the stable which is also a corner to Maraman Bros lot, thence with Maraman Bros line S 79° E 53 feet to corner of Maraman Bros fence, thence with another of their fences N 11° E 27 2/3 feet to another corner of Maraman Bros fence, thence with Maraman Bros fence and the wall of their storehouse S 79° E 142 feet to the beginning with all appurtenances thereunto belonging.

To have and to hold unto the second party, her heirs and assigns with covenant of general warranty forever.
